Developer proposed 92 units of housing at former Grand Rapids gravel pit

Neighbors near Bristol Avenue's old gravel pit could be seeing more traffic, and homes, pending Grand Rapids City Commission's approval.

GRAND RAPIDS, Mich — Neighbors near Bristol Avenue's old gravel pit could be seeing more traffic, and homes, pending Grand Rapids City Commission's approval.

"I'm a little worried about the traffic, this will be one of the first developments that isn't connected to a higher populated street like Walker," said neighbor Scott Schumaker. "So they're going to have to go down neighborhood residential streets."

Schumaker lives just down the street from the site where Redstone Homes is proposing 16 single-family homes and 76 townhomes be built.

He's been in his westside home for over 30 years.

" I mean, if they want to get you know, put some townhouses and put a little street in, that wouldn't bother me," said Schumaker. "But that's a lot of traffic."

Developer David Stebbins of Redstone Homes presented to the planning commission their plans on Nov. 9th during a public hearing to rezone the property to a Planned Redevelopment District.

"Both the townhomes and the single-family homes are three bedrooms, two and a half baths, so these are really built towards families, or young, or older retirees, usually couples," said Stebbens.

The property in question is around 27 acres, and will have two entrances on Bristol Ave.

All planning commissioners present at the meeting voted in favor of the project, saying it met minimum standards of the zoning ordinance.

Now, neighbors like Schumaker are waiting patiently for the City Commission's decision.

"From what the Planning Commission said, down there during the meeting," said Schumaker. "They said we got to get used to change and they thought it was a good idea."

We reached out to Redstone Homes for comment on the proposal on Thursday afternoon, but have yet to hear back.

Right now, a date is not listed for when the City Commission will be hearing the request for rezoning. Their next meeting is Dec. 5th.
